The Samanave estate consists of two 'fincas', situated in the hills above Las Terrenas on the Samaná peninsula.
From our four hills you have a spectacular 360º view:
In the northern half you see the Atlantic Ocean merging with the horizon (a line of about 220 km from Cabrera to Cabo Cabrón).
The view round the southern half is filled with the green hills that surround our property.
The altitude (about 330 m above sea level) creates very pleasant temperatures and cooling breezes. The distance to the town of Las Terrenas (6 km) guarantees tranquility and a pure environment.
The gate of Samanave is less than 400m from the asphalted Sanchez-Las Terrenas road and is at the end of an unpaved access road (which requires a 4WD vehicle in wet conditions).
On one of the hills there is the villa (net usable area = 280 sqm) with a large pool (about 70 sqm). As the pool is set at the edge of an escarpment swimming in it creates the illusion of going out to the horizon of the Atlantic...

The concept of Samanave is to be self-sufficient and independent from the outside infrastructure as far as possible. Thus the house has its own water source (drinking water quality from a deep well) and own electricity supply.

There are two fincas for sale (which can be divided into four parcels - each approx. 18,000 sqm and including a hilltop site):

1. The 'finca' in the west
of 18,379 sqm, with 'titulo' and 'deslinde' in the name of family members. The land has a beautiful hill with gently sloping ridges on two sides, ideally suited to build on. The view over the Atlantic and the surrounding scenery is magnificent.
The land has coconut trees, some fruit trees and palm trees (palmas reales) and is being used as a pasture for our cattle.

An adjacent small piece of land of about 2,200 sqm is in the process of being incorporated into the main title of this 'finca' and can be acquired as well.

2. The main 'finca'
of 52,944 sqm - also with title and 'deslinde' - has three hills in it and may be sold in three parcels of about 17,600 sqm each.
One such parcel has the villa on its hilltop, the pool and an outbuilding (maid's apartment, generator room with fuel storage, workshop, laundry room) and three smaller buildings (cistern, gas tanks, water heater, pressure tank; pool pumps, pool filters, two dish antennas for internet access and television reception via satellite; pool maintenance accessories).
There is also a traditional brick oven near the house which we use for baking bread and pizzas.
Upon agreement some of the furniture and other installations can be acquired with the house.

3. and 4. The other two parcels
which are subdivisions of the main "finca", also have a hilltop location each, perfectly suited for the construction of houses, bungalows or a spacious residencial villa.
The land size can be adjusted to the buyers' needs.
Both plots have a lower part where the soil is good for farming (plantains, bananas, fruits).

Power lines (of the reliable, private utility company "Luz y Fuerza" in Las Terrenas) are only about 400 m away.
However, the hills do have the potential for installing renewable energy devices (solar panels and/or wind powered generators).

5. The House

Ground Floor:

- Generator Kubota 16 kW, 6-cylinder diesel engine, time controlled by an automatic Siemens logic module (set to a running time of a total of two hours per day only)
- Two inverters "Trace DR3624" with 16 batteries for a 110/220V, 7.2 kW supply
- Water well with a "Red Jacket" submersible pump 3/4 HP, delivery 36 l/min from a depth of 270 feet
- Cistern with a capacity of approx. 15,000 litres (about 4,000 gallons)
- Internet access via satellite
- TV-reception via satellite (over 700 channels, incl. many international stations (German, Italian, Russian, Polish, Israeli, French, etc.)

6. The company title 'Samanave, S.A.', which is a family property and title holder of the larger 'finca', can be taken over or purchased separately (preferably by the new owner of the villa and its land).
